Before you do anything, think very carefully. Changing managing agents can be fraught with problems and should not be undertaken in haste. Some agents charge fees for handling the transfer and these can be expensive. Your new agent may not be responsible for any money or documentation that gets lost in the transfer so be prepared to oversee every aspect.
Lack of communication is often the reason for the breakdown in relations between Lessees and Agents. Try to establish a dialogue with your property manager and if problems are minor, try to resolve them. Try to find out why things aren't getting done; is there an arrears problem? What are they doing about it? Although agents are employed by the Directors, it is a part of their job to deal with all lessees enquiries. If you find them continually evasive or "economical with the truth" you probably have good reason to part company.
